Project Spotlight: Anderson Island Property Sale Inspections & RSS

Upfront Septic performed a Property Sale Inspection and Repair Service (RSS) at a property on Anderson Island, WA, to assess the condition of the existing septic system. The property has a 1,125-gallon, two-compartment septic tank. Upon arrival, our technicians excavated the tank to access the lids and inspect the system.

During the inspection, our team found root intrusion around all five septic tank lids, entering through gaps where the lids sit in place. The inlet lid was located beneath a rhododendron bush, making access more difficult. Technicians were able to remove the roots hanging into the tank from most access points, but the crossover lid could not be removed because its seal would not break. Removing the remaining roots in that area would require destroying the lid.

Additional root intrusion was found around both the mainline, which carries wastewater from the home into the tank, and the transport line, which carries wastewater toward the drainfield. The property's as-built drawing also indicates that a portion of the drainfield is located beneath the gravel driveway, an important consideration for future maintenance or repair work.

Recommended follow-up work includes installing three 24-inch risers and two 12-inch risers to improve access to all five tank openings, resealing the mainline and transport line connections, and removing the rhododendron bush to improve access to the inlet lid. The crossover lid will also require attention to address the remaining root intrusion.

Completing these recommended repairs can help reduce root entry, improve access for future septic maintenance, and address areas of concern identified during the property sale inspection.

North Bend Property Sale Inspections & RSS

A point-of-sale inspection in North Bend where the main lid sat under a deck and boards had to come up to reach the rest. The lids were not airtight, there is a gap where the mainline meets the tank, and one of the three lateral lines took no flow during the stress test.

Woodinville Property Sale Inspection & RSS

A point-of-sale inspection in Woodinville where the tank itself was sound but little else was. Both tanks flooded, roots at both risers, a distribution box packed with dirt and roots, and a pump that would not start when the float was tested. The system passed its stress test even so.

Tacoma Property Sale Inspections & RSS

An RSS inspection and pump-out on a Tacoma property. Both the two-compartment tank and the pump tank were pumped, roots were found growing in through the side and base of the first compartment riser, and the alarm float was found detached from the float tree and put back.
