Seattle Cafe Grease Trap Cleaning

Washington requires an inspection when a property on septic changes hands. In Seattle that means a property transfer inspection, filed with Public Health, Seattle & King County. It is waived if one was already carried out in the previous twelve months and the property has not changed hands since, so an inspection you had for maintenance reasons can sometimes count.
We are a certified operation-and-maintenance firm in both King and Pierce County, so an inspection we carry out in Seattle is one that can be filed. If it finds a problem, the technician who found it will set out your options and what each one costs before you decide anything, which is the part that matters when there is a closing date attached.
Sale inspections are filed with the county health department, so the record for Seattle is close to a complete count rather than a sample. Between 2015 and 2025, 800 sale inspections were filed here and 30.9% of them found a problem. Across King County, 24.5% of sale inspections filed between 2015 and 2025 found a problem. That puts Seattle higher than the county as a whole.
| Sale inspections in Seattle, 2015 to 2025 | Figure |
|---|---|
| Sale inspections filed | 800 |
| Found a problem | 30.9% |
| Could not be completed | 16.9% |
The second figure is the one worth acting on. 16.9% of sale inspections in Seattle could not be completed, which is high: the inspector could not reach a lid, a tank or part of the drainfield, and had to record it as not evaluated. Across both counties those inspections fail more than twice as often as ones where everything could be examined.
That is not because an unopened lid harms the system. Some inspections are partial precisely because something is already wrong. But it does mean a report that reflects your whole system is worth arranging, and access is the part you control. If your lids are buried, have them located and exposed before the inspection rather than on the day.
The single most useful thing a seller can do is book early. Of sale inspections that failed across the two counties, about a third were resolved within 30 days and the median took around eight weeks, which is longer than most closing windows. A problem found before you list is a repair. The same problem found once you are under contract is a negotiation, and sometimes a collapsed sale.

Flooding in the elevator shafts brought us out to a Seattle healthcare center. Our crew ran approximately six hoses over 200 feet to reach the work area, then pumped and cleaned every elevator pit and catch basin.
When a portable restroom was overturned during a J. Cole concert at Lumen Field, sewage entered the field’s french drain system. Upfront Septic was called in to access the drainage system, remove the contaminated material, and restore the affected drain and catch basin.

Most residential septic pumping appointments take roughly 30 minutes to two hours, but the actual time depends on the tank size, how easy the tank is to reach, its condition, and how much has built up inside it.

Many Charmin products break down with water and suit a well-maintained septic system, but the product, the amount used and the condition of your tank all matter. What to look for, why flushable wipes are a different question, and when the paper is not the real problem.

King County Public Health inspected food businesses 71,580 times between January 2024 and September 2026, and closed 27 of them. For restaurant plumbing the real risk is not the citation - it is the backup that stops service, and the closure that follows.
