Project Spotlight: Gig Harbor Property Sale Inspections & RSS

Upfront Septic performed a Property Sale Inspection and Repair Service (RSS) at a property in Gig Harbor, WA, to evaluate the condition of the existing septic system and identify any concerns that may need attention during the property sale process.

Upon arrival, our technicians excavated and located the property's two-compartment concrete septic tank in the backyard. The tank was approximately four inches below grade and did not have risers installed. During the inspection, our team found that the inlet access lid was open at the top, allowing water to enter the tank freely. Installing a riser over the inlet access point is recommended to improve access and help protect the opening.

The inspection found that both the inlet and outlet baffles appeared to be in good condition. Our technicians also observed no signs of major deterioration in the tank's floors or walls. Slight root intrusion was present around the lid of the second compartment and should be monitored to help prevent further intrusion.

Overall, the septic system appeared to be functioning at the time of inspection, and no additional work was recommended at this time beyond installing a riser over the inlet access lid. Addressing this access concern can make future inspections and maintenance easier while helping maintain the condition of the septic system.

Gig Harbor Property Sale Inspections & RSS

A point-of-sale inspection in Gig Harbor on a two-compartment concrete tank sitting four inches below grade with no risers. Baffles and tank structure were sound, and a riser over the open inlet lid was the only work recommended.

Graham

Graham Property Sale Inspections & RSS

A point-of-sale inspection in Graham on a pressure system, with the pumping Pierce County requires. Wipes and rocks on the tank floor kept clogging the hose, the inlet was buried 42 inches down under a small tree, and the audible alarm never sounded.

North Bend
North Bend·Property Sale Inspections & RSS

North Bend Property Sale Inspections & RSS

A point-of-sale inspection in North Bend where the main lid sat under a deck and boards had to come up to reach the rest. The lids were not airtight, there is a gap where the mainline meets the tank, and one of the three lateral lines took no flow during the stress test.

Gig Harbor·Septic Treatment

Gig Harbor Septic Treatment & Pumping

A Gig Harbor service where the tank itself was sound but the pump tank was not. About 1,400 gallons pumped and the filter cleaned, a gap with roots where the mainline enters the tank, and floats wired so that the pump ran but the high-level alarm stayed silent.

Gig Harbor
Gig Harbor·Septic System Repair

Gig Harbor Septic System Repair

A Gig Harbor service call where the risers sat about six inches below grade, so both tanks had to be dug out to reach the lids. Both were pumped, the effluent filter cleaned and the first-compartment lid replaced. The alarm could not be found and did not sound when the float was raised.

Woodinville

Woodinville Property Sale Inspection & RSS

A point-of-sale inspection in Woodinville where the tank itself was sound but little else was. Both tanks flooded, roots at both risers, a distribution box packed with dirt and roots, and a pump that would not start when the float was tested. The system passed its stress test even so.

Gig Harbor·Septic System Cleaning

Gig Harbor Septic System Cleaning

A six-year-old Gig Harbor system that had never been pumped, called out for summer sewage odor in the yard. The distribution box lid was found cracked, which may be the source. Solids were broken up with a CrustBuster and about 1,000 gallons pumped; the baffles and the tank itself were sound.

Gig Harbor Emergency Septic Services

An emergency call in Gig Harbor after a junction box fell into the pump tank. The tank was flooded, smoke and sparking were seen once the pump was run, and about 1,200 gallons were pumped to reach the lid at the bottom. The electrical was left for a qualified professional.

Gig Harbor Septic Company

A Gig Harbor tank with no risers and roots at every main access opening, including around the inlet and outlet connections. Solids were broken up with a CrustBuster and about 1,125 gallons pumped, a damaged effluent filter was replaced, and five risers plus two resealed connections are planned.

Gig Harbor·Septic Service

Gig Harbor Septic Service

A second opinion on a Gig Harbor system after another company's inspection. Root intrusion was found at the ATU riser, the pump tank conveyance line and the junction box, the UV light was disconnected with a broken casing, and the drain field showed no signs of trouble. Pumping was recommended after about three years.

Gig Harbor Septic Tank Pumping

A Gig Harbor pump-out covering both the septic tank and the pump tank. The pump tank lid was replaced while we were there, and the two-piece riser on the first compartment was found with its adapter not sealed tightly, which is booked in for follow-up work.

Tacoma Property Sale Inspections & RSS

An RSS inspection and pump-out on a Tacoma property. Both the two-compartment tank and the pump tank were pumped, roots were found growing in through the side and base of the first compartment riser, and the alarm float was found detached from the float tree and put back.

Gig Harbor Septic Pumping and Inspection

A Gig Harbor homeowner trying us after being let down by their previous company. Routine pumping plus an O&M inspection: approximately 500 gallons from the trash tank, a gap found where the mainline enters it, and a two-amp fuse that blew again as soon as it was replaced — an electrical fault still to be traced.
